Default Understanding property

I have been looking at Finnish property sites for a while, prices seem reasonable but the extra fees are huge.

What do the following mean:

Yhtiövastike 560,00 €/kk -- ?
Hoitovastike 174,08 €/kk -- ?
Rahoitusvastike 385,92 €/kk -- ?

Vesimaksun peruste 12 EUR/kk -- (Water charges)


Am I correct in saying that Yhtiövastike = Hoitovastike + Rahoitusvastike

These rates sound really expensive am I missing something?

Can anyone explain why tehy are so expensive or am I mistaken?

The following mean:

Yhtiövastike 560,00 €/kk = Hoitovastike 174,08 €/kk
Yhtiövastike and Hoitovastike are one and the same thing - there are just people who use different word for it. /kk means per month.
This is the fee which is paid monthly to the "house" you live in ie. the maintenance fee for example in an apartment building.

Rahoitusvastike 385,92 €/kk --
This means the monthly amount of loan you have to pay to your "house". Should their be big renovations or repairs for which the house have not gathered money in advance but need to take a loan, rahoitusvastike is which is paid by every flat owner to pay back the bank loan. When the house need to take out a loan, there always has to be possibility for the those who want/the well-off to pay all their share beforehand so that they skip paying it back monthly.

The amount of yhtiövastike and rahoitusvastike is usually based on square meters you have in your flat ie. the bigger the flat the more you pay.
Vesimaksun peruste 12 EUR/kk - yes, this is the monthly charge for the water you use.

If you rent a place your landlord as the owner of the flat has to pay these fees too so bare in mind that in the end it is the tenant who pays all these fees in the rent + the profit the landlord plans to make. So before renting any place, make sure to ask if the house has loans or are planning any big renovations.

In addition to these everyone has to make a contract with the electric company. The electricity is seldom included in the monthly rent (especially now when the price of electricity is getting sky-high).

Sorry I only now checked the Järvenpää link.
That flat is for sale and in that place the owner would be paying back monthly the loan the house has taken (rahoitusvastike 385,92€) + the hoitovastike (174,08€) which together make the monthly amount to pay = yhtiövastike.
The buyer should be offered the possibility to pay back the whole loan for this flat so the monthly yhtiövastike would only be 174,08€.

It is often more profitable for the owner of the flat to take a bank loan and pay the whole house loan all together because that way the owner can deduct the interest in the yearly taxation. Should one decide to "owe" the money to the house instead, there will be no interest to deduct in the taxation. Only the bank loans can be deducted. This way you can lower the percentage you pay taxes off of your salary every month and get more in your pocket.
